He asked <br />if, with 2 acre lots, the way the houses are to be placed, would a good <br />part of the property be left with trees. <br />Phil Post, engineer, responded yes. He stated that the road would be a <br />very narrow corridor and would use only a small portion of the lot. He <br />stated that there would not be much clear nutting and the area would <br />remain nicely wooded. <br />Barrows asked how big is the parcel to the north of the property, Kirk <br />_ responded that the subject parcel is 21 acres and accordmg to the tax map <br />the northern property is approximately 30-35 acres. <br />Barrows asked if the stiff would recommend stub-outs. She stated that <br />- this eras looks like slot of cul-de-sacs. Kirk responded that there era <br />cul-de-sacs already to the west and east. He stated that tho property to <br />the north has quite a bit of frontage on Whitfield Road. He noted that <br />staff did not feel a need for another connector to Whitfield since this <br />property is near the intersection of Sunrise Road and Whitfield Road. <br />Woods noted that there does not seem to be any topographical detail <br />information an the application. Kirk responded that the topographical <br />information is not required on a Concept Plan. Post described the <br />topographical areas on the map. He pointed out the good soil areas, the <br />hilltops, slopes and the drainageways. He also pointed out the wooded <br />areas that include hardwoods and pines. <br />
