PHILIP <br />POST <br />ASSOCIATES <br />519piB02.MEAp3o9op.K <br />9 <br />MEMORANDUM <br />To: Eddie Kirk- Orange County Planning <br />From: Phil Post- Philip Post & Associates, Inc. <br />Subject: Sunrise Road Subdivision. <br />Date: March 9, 2000 <br />w ~ .r ~~~~ i.u ~nin iir w <br />Enclosed is the complete prelimitlary plat application far Sunrise Spriaags, responding to the <br />Concept Play comments we rerxived upon Concept Play approval on June 2,1999. <br />Neighbors asked about trees; we have shown the proposed house placement on the lots, which <br />demonstrate how we will save trees. Also, the clearing limits far the roadway are e~ minimal. <br />Neighbors asked about stormwater runoff, Our statement at the Concept Plan meeting was that <br />we would use the new roadway ("Street A"~ to intercept sheetflow coming towards the <br />drainageway and redirect that water towards I~0. <br />we have done this on the final plans. <br />The design for Street A takes all sheetflow and ditch water from station 2 +04.76 back towards <br />I-40. This includes intec~cepting so~ane of the drainage off Sunrise Road and sencUng it back to I <br />40. The 25 year flow through the l8" RCP pipe under Street A is 9.40 cfs, which is less than the <br />pre-development 2S-year flow going to the drainageway. <br />Neighbors asked about the 40 foot septic easement and force main. <br />We have eliminated the septic easement and force main from the plans entirely, including the <br />associated clearing hag been eliminated. <br />Neighbors asked about two septic systems on lot 5. <br />We have eliminated one lot and reduced the subdivision fiom 91ots m 81ots and in the process <br />we wiA only have one (1) septic system on each lot, including lot S. <br />Neighbors asked about covenants. Coveaaats will be adopted by this subdivision. Neighbors <br />asked about access of all lots to Street "A". The plan shows all houses oriented with drives off <br />Street "A". There will be rho 'v wa off Sunrise Road. <br />
