Minimum lot size is 2.0 acres. 0% common <br />area open space provided. <br />Location <br />Along the west side of Sunrise Road (SR 1732) adjacent to and north of I-40 in Chapel Hill Township. <br />Existing and Proposed Conditions <br />Existing: <br />• Current zoning is Rural Buffer. (Flexible Development is not applicable in the Rural Buffer) <br />• Property is not located within a protected watershed <br />Physical Features: <br />• Two existing drainageways within the property boundaries <br />• Entirely wooded with mixed hardwoods <br />Adjacent Land Use: <br />• Property to the north is wooded and undeveloped <br />• Property to the west and east has been developed in single family residential tots <br />
