1 Mark ONeal, with Pickett Sprouse Real Estate, said that plus or minus 500 cars based on a <br />2 4,000 traffic count per day would require a turn lane. Also, a subdivision with over SO lots <br />3 would require a turn~lane. Seconded <br />by Barrows. <br />VOTE: Ayes, 4; Noes, 4 (Selkirk, Gooding-Ray, Strayhorn, Allison) <br />Strayhorn and Selkirk felt that a turn lane is not needed. <br />Gooding-Ray also felt that a turn: lane is not needed. She added <br />that the number of lots does not warrant a turn lane, although it <br />might become necessary in the future, as there is more <br />development. Allison had a concern about this particular case. <br />The preliminary plan for The Woodlands goes forward to the County Commissioners without a <br />Planning Board recommendation. <br />Gooding-Ray said that she was concerned about the last paragraph in Ms. Cox's letter where she <br />requested that the Planning staff send her updated information. <br />Benedict said that ifthe staff gets a request, they fax it to the person who is requesting it. <br />(4) New Hope Springs -Section 3 <br />(Chapel Hill Township - 9 Lots) <br />Eddie Kirk made the presentation. <br />PURPOSE: <br />Consideration of the Freliminary Plan for New Hope Springs Section Three Subdivision. <br />BACKGROUND: <br />Request.- Preliminary Plan <br />Applicant: B K. & K Properties <br />• Subdivision follows the conventional plan. <br />• 9single-family lots on 24.12 acres (including rights-of way) Average lot size -- 2.b1 ac. <br />• Minimum to Actual Lot Size Ratio (MTAR) is 1.31. Minimum lot size is 2.0 acres. 0% common <br />open space is provided. . <br />Location <br />The, property is located off the south side of Davis Road at the end of Section Two of New Hope Spring; <br />Chapel Hill Township. <br />Existin and Pro osed Conditions <br />Existing: <br />• Current zoning is Rural Buffer (RB). <br />• The property is not located in a designated protected watershed. <br />Physical Features: <br />• There aze no streams indicated an the property. <br />• The site is entirely wooded with mixed hazdwoods and pines. <br />Adjacent Land Use: <br />
