Administration Resolution <br />of the receipt for purchase of the signs shall be submitted to the Planning <br />Department at time of request to record the Final Plat. <br />6. Dedicate to the Department of Transportation an additional S feet along the entire <br />frontage of Richmond Road for future road improvements. Dedication to be <br />shown on final plat. Property lines to stop at new public right-of--way. <br />7. Boundbrook Drive right-of--way shall be dedicated to the eastern property line. <br />Indicate on the final plat "Street subject to future extension". Twenty (20) foot <br />construction easements shall be shown on the Final Plat on both sides of the <br />unimproved section of Boundbrook Drive. Additional right-of--way to <br />accommodate the T-turnaround shall be indicated vn the plat as `Temporary right- <br />af--way until Boundbrook Drive is extended'. Upon extension of Boundbrook <br />Drive the temporary right-of--way shall revert to the owner(s) of the surrounding <br />property, in this case the Homeowner's Association. <br />C. Land Use Bufi'ers and Landscaping <br />1. Landscaping shall be preserved and installed as indicated on the approved <br />landscape plan, and must be inspected and approved by the Planning and <br />Inspections Department prior to Planning Department signatures on the final plat. <br />Landscaping shall be placed behind the sight distance triangles at intersections. <br />2. Provisions for protection of existing trees as shown on the approved landscape <br />plan shall be included in a document describing development restrictions and <br />requirements to be prepared by Planning Staff and recorded concurrently with the <br />Final Plat. <br />3. A 100' Land Use Buffer shall be provided along the eastern side of Richmond <br />Road as shown on the Preliminary Plan and shall provide sufficient vegetation to <br />meet the standards of Section N-B-8-e of the Subdivision Regulations. Said <br />buffer shall be so noted on the final plat, and described in a document describing <br />development restrictions and requirements to be prepared by Planning Staff and <br />recorded concurrently with the Final Plat. <br />D. Drainage <br />1. The floodway and floodway fringe of USGA intermittent streams shall be noted <br />on the face of the Final Plat. Development restrictions within the floodplain shall <br />be speci5ed on a document describing development restrictions and requirements <br />to be prepared by Planning Staff and recorded concurrently with the Final Plat. <br />The Homeowner's Association shall maintain the floodplain until it is conveyed <br />to the County. <br />2. Impervious surface data, as pursuant to Article 6.23.3c.1 of the Zoning Ordinance <br />shall be included in a document describing development restrictions and <br />requirements to be prepared by Planning Staff and recorded concurrently with the <br />Final Plat. The impervious surface limitations for each lot shall indicate the <br />maximum impervious surface for each lot, net of the roadway (i.e. excluding <br />roadway). , <br />
