Planning Board Resolution <br />RESOLUTION <br />OF THE <br />ORANGE COUNTY BOARD OF COUNTY COMMISSIONERS <br />Date of Meeting: June b, 2000 <br />Name of Subdivision: Richmond Hills <br />Owner/Applicant: Susan Levy, agent for Habitat for Humanity <br />The Board of County Commissioners hereby approves Richmond Hills subdivision Preliminary <br />Plat, dated Mazch 15, 2000 and containing 43 lots, subject to the fulfillment of requirements <br />specified herein. <br />Alice Miller Court, Midvale Drive and Boundbrook Drive shall be irrevocably dedicated to the <br />general public and be constructed to standazds of the North Cazolina Department of <br />Transportation (NCDOT). The approval of this resolution authorizes and directs the Orange <br />County Manager to accept for the County and' on behalf of the public generally, the offer of <br />dedication of Alice Miller Court, Midvale Drive, and Boundbrook Drive. This acceptance of <br />dedication to the general public shall be without maintenance responsibility. These roads shall be <br />maintained by the owner/applicant (Habitat for Humanity) until such time as they are accepted <br />for maintenance by NCDOT or some other governmental body. <br />Before the Final Plat of Richmond Hills can be recorded: <br />A. Sewage Disposal and Water Lines <br />1. Each residential lot shall be provided a sewer line stub out in accordance with <br />Orange County sewer connection guidelines. <br />2. Sewer line construction drawings shall be approved by the County Engineer and <br />shall be either bonded or constructed prior to final plat approval. Dedication to <br />Orange County of the sewer easements that aze outside of the public right-of--way <br />shall be shown on the Final Plat prior to Planning Department signatures on the <br />Final Plat. Prior to issuance of any occupancy permits the developer shall <br />submit a copy of a letter from the County Engineer that the lines have been <br />installed and dedicated to Orange County. `As-built' drawings shall be submitted <br />to and approved by County Engineer prior to issuance of the first certificate of <br />occupancy. <br />3. The pump station shall be contained within a metes and bounds defined easement <br />granted to Orange County. The easement area shall be sufficiently lazge enough to <br />allow service and maintenance of the pump station facility. At least one 9' x 20' <br />pazking space shall be provided for a service vehicle. A metes and bounds legal <br />description of the proposed forced main line easement shall be shown on the final <br />plat.
