Minimum lot size is 2.0 acres. 0% <br />common area open space provided. <br />Location <br />The property is located along the west side of Sunrise Road (SR 1732) just north of I-40 in <br />Chapel Hill Township. <br />Existing and Proposed,Conditions <br />Existing: <br />• Current zoning is Rural Buffer (Flexible Development is not applicable in the Rural Buffer). <br />• The property is not in a protected watershed. <br />Physical Features: <br />• Two existing drainage ways on the property. <br />• The site is entirely wooded with mixed hardwoods. <br />Adjacent Land Use: <br />• Properly to the north is wooded and undeveloped. <br />+ Property to the west and east has been developed in single-family residential lots. <br />.Proposed: <br />Roads: <br />• Access is from Sunrise Road (SR 1732). <br />• 81ots will access the new•public road, to be constructed to NCDOT standards. <br />Buffers: <br />• A 30-foot type A landscape buffer is proposed along Sunrise Road (The type A buffer is <br />composed of deciduous and/or evergreen vegetation, forming semi-opaque intermittent visual <br />obstructions from the ground to a height of at least 30 feet.) <br />• A 100-foot type F landscape buffer is proposed along the Interstate. <br />Water-Sewer: <br />• Private wells and septic tanks <br />Develo meat Prncess Schedule and Action <br />Planning Board: <br />• First Action: Concept Plan approved by the Planning Baazd June 2, 1999 with a concern <br />raised about drainage from the property. <br />• Second Action: <br />1. Action within two regularly scheduled Planzung Board meetings, or extension thereof; <br />2. If the Planning Board fails to act within the specified time period, application fvrwazded <br />to BOCC with the Planning Board minutes and Planning Staff recommendations and <br />conditions. <br />• Preliminary Plan addresses concerns of approval of the Concept Plan with a 30-foot storm <br />drainage easement and silt fence sediment trap. <br />RECOMIVLENDATION(S): Planning Staff <br />Approval, in accordance with the attached Resolution of <br />Approval <br />
