Boundbrook Drive right-of--way shall be dedicated to the eastern property line. <br />Indicate on the final plat "Street subject to future extension". Twenty (20) foot <br />construction easements shall be shown on the Final Plat on both sides of the <br />unimproved section of Boundbrook Drive. Additional right-of--way to <br />accommodate the T-turnazound shall be indicated on the plat as `Temporary right- <br />of-way until Boundbrook Drive is extended'. Upon extension of Boundbrook <br />Drive the temporary right-of--way shall revert to the owner(s) of the surrounding <br />property, in this case the Homeowner's Association. <br />C. Land Use Suffers and Landscaping <br />1. Landscaping shall be preserved and installed as indicated on the approved <br />landscape plan, and must be inspected and approved by the Planning and <br />Inspections Department prior to Planning Department signatures on the final plat. <br />Landscaping shall be placed behind the sight distance triangles at intersections. <br />2. Provisions for protection of existing trees as shown on the approved landscape <br />plan shall be included in a document describing development restrictions and <br />requirements to be prepazed by Planning Staff and recorded concurrently with the <br />Final Plat. <br />3. A 100' Land Use Buffer shall be provided along the eastern side of Richmond <br />Road as shown on the Preliminary Plan and shall provide sufficient vegetation to <br />meet the standazds of Section IV-B-$-e of the Subdivision Regulations. Said <br />buffer shall be so noted on the final plat, and described in a document describing <br />development restrictions and requirements to be prepared by Planning Staff and <br />recorded concurrently with the Final Plat. <br />
