z~ <br />~ ~ Kimley-Horn <br />~ ® and Associates, inc. <br />Robert Davis <br />February 3, 2000 <br />Page 2 <br />change the number of lots shown on the plan have been reduced to 43 lots, <br />one less than approved by the Planning Board. <br />Utilities <br />The Orange Alamance Water System, Inc. has approved the connection of this <br />site to their system and a letter of their action is attached. <br />The Orange County School Board has approved an easement permitting sanitary <br />sewer to connect to the existing Orange County sanitary sewer line that runs <br />along the northern edge of the Efland-Checks Elementary School property. Be- <br />cause of the number of extra meetings held by the School Board to consider re- <br />districting plans and the recent weather, the preparation and approval of official <br />minutes recording'the School Board's approval are not yet. Susan Levy has been <br />told by the board's secretary that she will provide a letter to Habitat as soon pos- <br />sible. <br />Impervious Surface Limitations <br />The Richmond Hills Subdivision site is located in the Eno River Protected Wa- <br />tershed and therefore has impervious surface limitations. With structural BMP's <br />the impervious limit is 30%, without structural BMP's the limit is 12%. <br />The Richmond Hills plan proposes to construct less than 12% impervious surface <br />on the site and' therefore does not show structural water quality facilities. The <br />following table shows the allocation of the 12% coverage. <br />Total Site in 5 uare Feet 1,751275 SF <br />Maximum Im envious Surface (12%) 210,153 SF <br />Paved Roadwa surface - 69,696 SF <br />Im ervious surface for 43 lots 140,457 SF <br />Avera a er lot im envious surface 3,266 SF <br />We did not place a note referring to impervious surface limitations on the sub- <br />mitted preliminary plan, but will do so on our next submission. <br />We propose a statement something like: "The maximum impervious surface al- <br />lowed for this development is 210,153 square feet (12% of the total site area). <br />Starting with the first phase of development, the subdivision developer shall keep <br />a running record of the impervious surface area approved to date and constructed <br />to date and shall provide an updated tabulation at the time of building permit re- <br />quests for all lots." <br />
