~n <br />® Kimley-Horn <br />and Associates, Inc. <br />February 3, 2000 °1 <br />P.o. 8oz 33068 <br />Raleigh, Narth Carc <br />21836.3068 <br />Robert Davis <br />Orange County Department of Planning and Inspections <br />306 F Revere Road <br />Hillsborough, NC 27278 <br />Re: Habitat For Humanity Orange County, NC, Tnc. <br />Preliminary Plan for Richmond Hills <br />Dear: Mr. Davis: <br />On behalf of Habitat For Humanity Orange County, NC, Inc., I am pleased to <br />submit a Preliminary Plan fora 43 lot cluster subdivision. <br />Accompanying this letter is the required application and application fee along <br />with 2S copies of the plan. <br />With respect to the Planning Board approval of the Concept Plan and items to be <br />addressed at Preliminary Flan submission, we offer the Following information <br />and comments. <br />Roadway Design and Right-of--Way considerations. <br />We have rnet with NC DOT and reviewed utility, right-of--way, and easement <br />issues (both their concerns and County concerns). As a result the Preliminary <br />Plan shows the following: <br />1) Five (5) feet of additional land along Richmond Road to be dedicated to <br />NCDOT to provide one-half of a 35' wide ultimate right-of--way. <br />2) Public water and sewer lines are not located under pavement except at neces- <br />sary crossings. <br />3) All interior streets are fifty feet (50') in width with five feet (5') utility and <br />construction easements on each side. <br />4) "T" intersections are shown with NCDOT's preferred site triangle right-of- <br />way and widened pavement detail. <br />5) At NCDOT insistence, the first roadway to the right upon entering the subdi- <br />vision has been revised to provide a 230 feet centerline radius in place of the <br />right angle corner shown on the Concept Flan.
