Fox <br />• Subdivision follows the conventional plan. <br />• Forty-seven (47) residential lots proposed on a 139.10-acre tract. The average lot size is 2.45 acre <br />outside the common area open space. The minimum lot size is 40,000 sq. ft. <br />Location <br />North of Saint Mary's Road on the east side of New Sharon Church Road in Eno Township. <br />Existing, and Proposed Conditions <br />Existing: <br />• Zoned Agricultural Residential (AR). <br />• Lower Eno Protected Watershed. <br />Physical Features: <br />• No designated streams running through the property. <br />• Entirely wooded with mixed hardwoods and pines. . <br />Adjacent Land Use: <br />• Properties to the north, south and east aze medium to large acreage single family residential lots. <br />• Property to the west is the remainder of Fox Hill Farm. <br />Proposed: <br />Roads: <br />• Access is from Country Air Lane, a new public road to be constructed to state standazds. <br />• Country Air Lane will extend form New Sharon Church Road, an existing state secondary road. <br />• All roads are to be constructed to NCDOT standazds. <br />Open Space: <br />• A 100-foot open space buffer is proposed along New Sharon Church Road.
