18 <br />7.; 2 <br />C4) SOIL CONDITIONS. Located in areas where general soil conditions are suitable for on- <br />site sewage disposal systems. <br />COMPLIES. The portion of the site west of Bethel-Hickory Grove Church Road is <br />composed of Georgeville silt loam. This quarry provides fill for drainage fields for <br />septic systems in the County. Georgeville soils pose no problems for future <br />development. The remainder of the site east of Bethel-Hickory Grave Church Road is <br />designated Pits, or an area where the soil has been removed by quarrying operations. <br />CS) PUBLIC SERVICE/[TTILITIES. Located in areas that will not require urban-type <br />services. <br />COMPLIES. No water and sewer service extension is proposed for the rural buffer. <br />On this basis, it would appear that this request complies with the basic criterion of the <br />PUBLIC SERVICES/IJTILITIES section for both Rural Industrial Activity Node and <br />Extractive Uses. The applicant intends to use this property as an expansion of an <br />existing quarrying operation, with a proposed future use of a raw water storage <br />facility once quarrying operations have ceased. <br />C6) TRANSPORTATION SYSTEM. Focused on the intersection of arterial and/or collector <br />highways and extending .5 miles beyond such an intersection. <br />COMPLIES. This site has access from NC 54 and Bethel-Hickory Grove Church <br />Road, both designated Major Urban Thoroughfares on the Durham-Chapel Hill- <br />Carrboro Thoroughfare Plan. The site fronts approximately 1,840 feet along the <br />north side of NC 54, and approximately 2,920 feet along the east side of Bethel- <br />Hickory Grove Church Road and 3,600 feet along the west side of Bethel-Hickory <br />Grove Church Road. As part of this proposal, Bethel-Hickory Grove Church Road is <br />to be realigned along the northern and eastern portions of the property to divert <br />traffic away from the quarrying operations. <br />C7) ENERGY USE. Located at least five miles from another Rural Industrial Activity Node. <br />COMPLIES. No other Rural~Industrial Activity Nodes exist in the Rural Buffer. <br />C8) EXISTING LAND USE. Located in an area surrounded by rural, very low-density <br />residential uses or agricultural uses. <br />COMPLIES. This property is consistent with the requirements for' existing land use <br />for both the Rural Industrial Activity Node and Extractive Uses requests. <br />Currently, the predominant land use in this area is rural residential with some <br />agricultural uses.
