This new plan of "2/14/00" includes enhancements of more open space, less stream <br />crossings, increased road buffer, and connectivity to adjacent site are considered. The revised <br />plan incorporates our suggestions. The previous plan is "ghosted" below the new plan. <br />BACKGROUND: <br />Reguest -Preliminary Plan <br />Applicant: Emest G. Dodson, P.E., agent for Levincorp, Inc. <br />• Subdivision follows the conventional plan. <br />• 2/1/00 Plan - 22 single-family lots on 29.41 acres (including rights-of way) with 38,692 sq. ft. <br />in open space. <br />• 2/14/00 Plan - 21 single-family lots on 29.41 acres (including rights-of--way) with 156,060 sq. <br />ft. in open space. <br />• Minimum lot size 40,000 sq. ft. <br />Location <br />The property is located in Eno Township on the north side of Old N.C.10 (SR1710) 1900 feet east <br />of Lawrence Road (SR 1709). <br />Existin and Pro osed Conditions <br />Existing: <br />• Current zoning is Rural Residential (R1). <br />• The property is not located in a protected watershed. <br />Physical Features: <br />• There is one designated USGS intermittent stream running through the property. <br />• The site is entirely wooded with mature hardwoods. <br />Adjacent Land Use: <br />• Properties to the north and east include single family residential lots in Wyngate and <br />Strayhorn Hills subdivisions with the Hillsborough American Legion Hut to the south. <br />• Property to the west includes larger single family residential lots. <br />Proposed: <br />Roads: <br />• Access is from Old NC 10 (SR 1710). <br />• Proposed public streets to be constructed to NCDOT standards. <br />a n--'-----~ ----- - -i. _ _ . _ r.~ . r r. ... .. ._. ~ -- <br />
