r. <br />BO ? <br />hazrman Bennett informed the Board that there existed some confusion as to the <br />location of the Orange County and Durham County line in the Southeast area of the <br />county. Discuss ion ensued concerning the method which should be used to establish the <br />eastern boundary line of the county. It was agreed that a meeting with the Durham <br />County Board of Commissioners should be arranged in order that the two boards might <br />work together in the establishment of the adjoining county line. <br />The followi ng amendments to the Chapel Hill Township Zoning Ordinance were presented: <br />AMENDMENTS TO THE CHAPEL HILL TOWNSHIP ZONING ORDINANCE <br /> (ADOPTED July 3, 1967) <br />Section 2: Amend to read, "The effective date of this ordinance is February <br /> 67 1967. All amendments to this ordinance shall be effective on <br /> the dates of their adoption by the Orange County Board of County <br /> Commissioners." <br />Section 6.2: Amend Residential District to read: "1 acre per dwelling unit; <br /> 15,000 square feet only in areas where both public or community <br /> water and sewerage facilities are provided." <br />Section 6.3: Minimum Lot Width: <br /> 150 feet for 1 acre or larger lots; 100 feet for lots less than <br /> 1 acre. Minimum lot widths shall be measured at the setback line, <br /> or at the building line only if the building lire equals or exceeds <br /> the minimum required setback distance. <br />Section 6.8: Amend Residential District to read: "Two off-street parking spaces <br /> per dwelling unit." <br />Section 6.9: Delete the language "General Purpose Advertising Signs or Bill- <br /> boards with a maximum area of no more than 500 square feet and <br /> located no closer than 1,000 feet from any other sign" from the <br /> General Commercial District and the Industrial District. <br />Section 10.1: Amend to add "For purposes of this ordinance all buildings and other <br /> structures upon which substantial construction was begun prior to <br /> adoption of this ordinance or amendment to '_t, and which do not con- <br /> form to the requirement of said ordinance or amendment shall be <br /> classified as non-conforming buildings or structures. No other <br /> beginnings of buildings or structures or uses of land which do not <br /> conform to the provisions of this ordinance shall entitle said <br /> buildings or structures or uses of land to non-conforming status <br /> under the provisions of this ordinance." <br />Section 10.2: Amend to add: "No non-conforming uses of land which do not also <br /> include use of a building constructed or a building upon which <br /> substantial construction was begun prior to the adoption of this <br /> ordinance or amendment to it shall be permitted to continue in <br /> that use or proposed use for more than ninety days following said <br /> adoption." <br />Section 12.3.5: Change to Section 12.3.6. Add new Section 12.3.5 as follows: "The <br /> Board of Adjustment shall be empowered to issue any temporary or <br /> other special permits required by this ordinance only as specifically <br /> authorized by this ordinance. In the exercise of this power the <br /> Board shall follow the language of the ordinance exactly." <br />Section 13.2.2: Amend to read "The Board of Commissioners and the Planning Board <br /> shall hold a joint quarterly public hearing on any proposed <br /> amendments to this ordinance, advertising such hearings once a week <br /> for two consecutive weeks with the first advertisement appearing <br /> not less than 15 days prior to each hearing, in a newspaper of <br /> general circulation in the appropriate portion of the County before <br /> taking action concerning proposed amendments." <br />Section 14.1: Amend to add: "Each calendar week that a violation continues to <br /> exist shall be considered a separate offense." <br />Section 16: Amend Lot definition to read: "A parcel or tract of land in- <br /> single ownership, including joint tenancy or other undivided interest, <br /> occupied or intended for occupancy by a structure, or structures, <br /> together with the accessories and the required open space belonging <br /> to them. <br />Section 16: Amend Lot Depth definition to read: "The shortest perpendicular <br /> distance from the front lot line to the rear lot line shall be the <br /> lot depth." <br />Section 16: Amend Premises definition to read: "See Lot." <br />upon motion of Commissioner Ray, seconded by Commissioner Ward, it was moved that <br />the amendments to the Chapel Hill Township Zoning Ordinance be adopted. <br />The Zoning Administrator advised the Board of Commissioners that the Planning <br />Board does make the following recommendations: <br />
