Davis, Planner III, ext 2580 <br />TELEPHONE NUMBERS: <br />Hillsborough 732-8181 <br />Chapel Hill 968-4501 <br />Durham 688-7331 <br />Mebane 336-227-2031 <br />PURPOSE: Creation of an "EDD/Limited Office" zoning district in the Orange County permitted <br />use zoning tables. <br />BACKGROUND: The Orange County/Hillsborough Economic Development Districts Task Force <br />has been working since February of this year on zoning districts that would permit certain uses <br />by right and some uses through a special use rezoning and special use permit process. The <br />new EDD/Limited Office district would permit primarily community and regional office <br />development with accessory restaurants. <br />The uses by right would be low impact as it relates to traffic generation and permit a variety of <br />small and/or large buildings which could be multistory to reduce impervious area impacts. This <br />district would be known as the "base district" wherein properties would be rezoned to this <br />proposed district and prompt the encouragement of this type of district and office use. <br />If the site is presently developed, it could continue under its present regulations. If redeveloped <br />or the site is undeveloped then the new regulations would apply. <br />Any projects developed under the new EDD/LO would adhere to the new abridged version of <br />the EDD design manual which is item number five of the public hearing. <br />FINANCIAL IMPACT: None at this time. <br />RECOMMENDATION(S): Administration recommends the acceptance of staff and, public input <br />into the public hearing records and transmittal to the Planning Board for recommendation back <br />to the Board of County Commissioners no sooner than January 17- ~nn~ <br />
