2 <br />Conventional Plan Summary: <br />(Per Section IV-8-10 Flexible Development, in the Subdivision Regulations) <br />Flexible developments must consist of at least 33% protected open space comprised of two <br />Types of land-Primary Conservation Areas and Secondary Conservation Areas. If the <br />conservation areas consist of less than 33% of the site, the flexible development standard <br />cannot be met and the conventional option is the appropriate plan. <br />The Eno Ridge site does not contain any natural areas/wildlife habitats, wildlife corridors, <br />floodplain areas, or steep slopes that cou d be preserved through the flexible development <br />approach. <br />Conservation Area Breakdown: <br />Primary Conservation Areas: None <br />Secondary Conservation Areas: <br />• Woodlands (Prime Forests) None <br />Approximately 84% (46 acres) of the site has some form of vegetative cover, <br />characterized by a combination of mature and immature mixed forest with significant <br />undergrowth. The former "prime" status of the western portion of the property has <br />been compromised by timbering within the last ten years. <br />• Farmland (Prime Farmland) No significant acreage <br />Approximately 16% (9 acres) of the site is open. The northern half of this area <br />(5 acres +/-) is identified as prime farmland in the Land Use Element of the <br />Comprehensive Plan. Once used for tobacco and more recently hay, this area has <br />been uncultivated (fallow) for the last few years. <br />• Slopes of 15% to 25% None <br />• Historic and/or archaeological sites None <br />• Public and/or private recreation areas and facilities <br />• No public recreation facilities are proposed for this site. <br />• Proposed private recreation areas receive full credit toward meeting the open <br />space requirement. <br />• Scenic Views "views from the road" None <br />Existing Site Conditions <br />Zoning: <br />• Rural Residential (R-1 ); Back Creek Protected Watershed (BACK-PW) and Upper Eno <br />Protected Watershed (U-ENO-PW) <br />• Adjacent Land Uses: Single-family residential and undeveloped lots <br />Physical Description: <br />• Gently sloped land with a mixture of hardwoods and pines <br />• Small area of open land in the north central portion of the property <br />• No drainageways or floodplain areas associated with site <br />Proposed Site Conditions <br />Roads: <br />Eno Ridge Subdivision will be accessed from Frazier Road (SR 1310). <br />• The subdivision will also connect to West Lebanon Road (SR 1306) through Highridge <br />Subdivision providing two immediate points of access. <br />
