All six proposed roads (James Woods Drive,Turtle Court,Wolf Court, Frog Court, Owl Dill <br /> and Bobcat Card)shall be public rightsof-way,constructed to NCOOT standards with <br /> additional five (5)foot utility easements on each side. The dghtbf-way at the Frazier Road <br /> intersection shall be improved to NCDOT standards. Sight distance triangles(10' x 70') <br /> shell be delineated on the plat for all intersections in the subdivision. <br /> 2. Driveway access points shall be a minimum of 50 feat tram the intersection of street rights- <br /> of-way. The preliminary and final plats shall contain a note restricting further subdivision. <br /> 6. The applicant must receive approval from Orange-Alamance to extend public water services <br /> from the Orange-Namance Water System into the James Woods Subdivision or make <br /> provisions for Individual walla on each poll residential lot. <br /> 7. Each lot shall contain an adequate area far septic disposal and a repair area as approved by <br /> the Orange County Division of Envlmnmental Health. <br /> 8. The preliminary plat shall indicate areas for on-site Intimation of storm water that <br /> demonstrates compliance with Article 6.23.38 of the Orange County Zoning ONinaoce. <br /> 9. The preliminary plat shell show the location of tree protection fencing and contain a note <br /> requiring the Installation of tree protection fencing prior to any grading W ensure the <br /> protection of vegetation within all buffers and open space. <br />
