A44dc.hrneni- 2 <br /> 5 <br /> Corley Redfoot Zack, Inc. <br /> Preliminary Report on Existing Facilities <br /> Thursday, July 25,2002 Page 1 <br /> School: Hillsborough Eementary School <br /> Location: Hillsborough,North Carolina <br /> Owner: Orange County Schools <br /> Hillsborough Elementary School(HM)has served the citizens of Orange County well for over 50 <br /> years, first as a high school,next as a middle school and currently as an elementary school. It has <br /> reached a point in its useful life when:some major modernizations,upgrades,repairs aad proamm <br /> enhancements are in order. The purpose of this report is to provide preliminary,investigative <br /> information regarding the existing facilities to assist in determining the scope of the renovations to <br /> be performed. <br /> HES is an open campus of six freestanding buildings interconnected by a network of covered <br /> walkways. The 100 Building and 200 Building are basic classroom buildings. The 300 Building <br /> was designed as a classroom building,but is currently used as office space by the Orange County <br /> School's Support Services Department. The 400 Building(previous Shop Building) is currently <br /> leased to a:private organization that runs a private pre-school program on the campus. The Soo <br /> Building consists of a Gymitorium (combination gymnasium and auditorium), and associated spaces <br /> that are currently housing the art classroom, academically-gifted program and faculty offices. The <br /> 600 Building houses the Cafeteria. <br /> All six buildings were constructed between 1952 and 1962,a time period when quickly built, <br /> inexpensive school facilities were the rule due to the expanding student populations after WWII. <br /> Some of the general characteristics of construction from that period of time include light structural <br /> frames, little(if any) thermal insulation, and simple heating and ventilation systems with no <br /> provision for air conditioning. <br /> The 100 Building opened in 1962. It was built to replace an existing building that bumed. A portion <br /> of the original building(the boiler room)was retained and became the boiler room for thw current <br /> building. The 100 Building exhibits the following features: . <br /> • A two-story,concrete structural frame including concrete floor and roof structure., <br /> • An exterior wall consisting of a 10°thick infill and aluminum windows that span between <br /> exposed concrete columns and beams. The walls are made up of a 4"concrete masonry unit, <br /> a 2" air space and a 4"exterior brick. The original windows were replaced in about 1990 <br /> with a thermally unbroken aluminum window system. During site investigation,it was noted <br /> that the weepholes (holes that allow the air cavity to release water) in the exterior walls were <br /> small holes (about the diameter of a pencil)and could be clogged easily. <br /> • A roof that has reached its useful life and needs to be replaced. The single-ply membrane <br /> roof was replaced in 1987(15 years old). Many small blemishes are forming due to its age <br /> that could create small leaks in the future.
