15 <br /> Clarifications <br /> CLARIFICATIONS & ASSUMPTIONS <br /> GMP CLARIFICATIONS <br /> GENERAL <br /> > This GMP is based on CPL's Orange County Crisis Diversion Center Construction Documents Drawings <br /> dated 03/25/2026, and Timmon's Orange County Crisis Diversion Facility Site Construction Drawings <br /> 100% Pricing Set dated 03/25/26. <br /> o The GMP also includes Addendum 01 from CPL dated 4/20/2026 <br /> > Costs for the following items are not included within the construction cost GMP. These items are <br /> assumed to be under the Owner's Budget or not required: <br /> • Land Acquisition <br /> • Professional Service Fees and Reimbursables (Architect, Engineering, Consulting) <br /> • Geotechnical Surveys and Testing <br /> • Independent Material testing during construction <br /> • Building Envelope Consultant <br /> • Environmental Costs—Treatment, Removal, etc. of Contaminated Soils, Environmental <br /> Remediation, Asbestos, etc. <br /> • Utility Consumption (Power, Gas, Telephone, Data...) after Substantial Completion <br /> • Utility Infrastructure and Connection Fees (power, gas, telephone, data... <br /> • Traffic Study <br /> • LEED Accreditation <br /> • Third Party Commissioning <br /> > Cost for the following items are included in the Owner's Budget and reflected in this latest Gilbane GMP <br /> for total project budget reference. Please note the items listed below are not part of Gilbane's cost and <br /> are assumed to be by Owner. Cost for these items was provided by CPL, Timmons, or Orange County: <br /> • FFE— Furniture, Fixtures, and Equipment <br /> • Site Impact Fees <br /> • DHSR Review Fees <br /> • Stream and Wetland Mitigation Fees <br /> • Commissioning <br /> • Owner's Contingency <br /> > The GMP includes Owner Allowances as identified in the Owner Allowance Log. Any cost overruns or <br /> savings within these allowances shall be reconciled via Owner Change Order to the Guaranteed <br /> Maximum Price. The Construction Manager shall notify the Owner of Allowance use in writing and <br /> reflect Owner Allowances balance in each Monthly Report. <br /> > The Construction Manager shall notify the Owner of Construction Contingency use in writing and <br /> reflect Construction Contingency balance in each Monthly Report. <br /> > Building Permit and plan review fees with the AHJ are included as an Owner Allowance. <br /> > This is not a "line-item" GMP. It is understood that, although Gilbane will guarantee the overall cost of the final GMP, <br /> we do not guarantee the costs for any individual line items within the GMP Cost Summary.
