The Renovation and Construction of Orange County Sheriff's Office QSAMET <br /> & Evidence Storage Building Hillsborough, NC <br /> Samet Project#26-710 Date:January 291h, 2026 <br /> D) Constructability/Coordination Reviews: <br /> i) Subsequent to receipt of the working design documents prepared by the Architect, the <br /> Construction Manager through the "eyes of a builder" will evaluate specific design details, <br /> layouts, design requirements, etc. in order to ascertain if any specific design feature could be <br /> completed differently, thus yielding the same effect for the Owner, however simplifying <br /> construction in the field. Once identified, these items will be reviewed and discussed during <br /> our pre-construction progress meetings. <br /> ii) The Construction Manager will also complete a thorough coordination review of the <br /> construction documents in order to confirm specific plan details,references,notes,schedules, <br /> specifications, etc. are coordinated with one another. The intent of this review is to reduce <br /> Requests for Information (RFI) during and after the bid process and Change Orders following <br /> commencement of the Construction Phase. <br /> 2) PRE-CONSTRUCTION DELIVERABLES/SERVICES—This agreement includes three estimate <br /> deliverables (SD, DD and CD), the Prequalification process and the Bidding Phase in the <br /> preconstruction process. Project timelines and schedules will be developed in collaboration <br /> with the design team upon receipt of their deliverable schedule. <br /> A) Schematic Cost Estimate Phase— <br /> i) Schematic Design Stage Design activities include meeting attendance & design support. <br /> ii) Estimating activities, 5 weeks for Estimate Deliverable from receipt of Design Deliverable <br /> includes detailed estimate, summary estimate, schedule, value analysis, logistics plan & <br /> constructability input. <br /> iii) Subsequent to receipt of the Schematic Design Documents prepared bythe Architect,the <br /> Construction Manager will prepare a detailed cost estimate inclusive of all construction costs <br /> related to the project for review and approval by the Project Team.The cost estimate <br /> format will be organized into CSI Divisions of Work and/or separate trade package estimates <br /> inclusive of the CM Fee, Bonds & Insurance and Project Contingencies. <br /> B) Design Development Cost Estimate Phase— <br /> i) Design Development Stage activities include meeting attendance & design support. <br /> ii) Estimating Activities, 6 weeks for Estimate Deliverable from receipt of Design Deliverable <br /> includes detailed estimate, summary estimate, schedule,value analysis, logistics plan, <br /> constructability input&cost variance reports from SD to DD. <br /> iii) The Construction Manager will prepare an updated detailed DD Estimate following the <br /> receipt of the Design Development Documents for review and approval by the Owner. <br /> iv) Provide a variance report which reconciles changes from Schematic Phase to the Design <br /> Development Phase. <br /> Preconstruction Services Scope of Work,Page 2 of 4 <br />
