TUSCANY RIDGE SUBDIVISION PRELIMINARY PLAN , <br /> Issue Public Concerns County Response/Actions <br /> 1 . Location/Land Rural Character • Current zoning within the rural buffer allows 2-acre lots. <br /> Use • This density was established 14 years ago. <br /> Local residents value the rural character of the area • The development's planned density levels meet all current zoning <br /> and believe that the density of this development is requirements. <br /> too.great for a "rural" area. • The neighborhood developed lot size pattern ranges from 2 acres to <br /> 10+ acre exempt lots. The majority;of the area is underdeveloped. <br /> • As growth pressures continue to escape the urban areas, the 2-acre <br /> density and 2-acre minimum acre lot size is the probable <br /> subdivision design pattern. <br /> • Open space design options are not mandated in the rural buffer area. <br /> • The Cane Creek and University Lake watershed sections of the <br /> county now have larger lot sizes and lower densities. (first 10 acres <br /> a 2-acre density and 5-acre density thereafter) <br /> • The USGS report also infers what may be considered a sustainable <br /> minimum lot size based on water consumption/recharge, soils <br /> characteristics, and rainfall data. Rural Buffer Public Notification • Public notification regarding development activity is not required in <br /> Issues the rural buffer.
