Benedict, AICP, Planning Director <br /> Date: Monday, August 12, 2002 <br /> Re: Tuscany Ridge Subdivision Preliminary Plan <br /> The attached issue and response paper outlines community issues from the verbatim <br /> minutes tapes at the July le Planning Board Meeting. As a courtesy, the Planning <br /> Board Chair permitted all interested residents in the Tuscany Ridge area to speak on <br /> a non-agenda item. As you know, the subdivision plan was previously <br /> recommended for approval by the Planning Board and approved by the Board of <br /> County Commissioners on June 27, 2002. <br /> The attached report does clearly show that the subdivision was reviewed and <br /> approved based on complete information and in accordance with existing <br /> regulations. <br /> As noted by the Board of County Commissioners on June 27"'and restated by the <br /> Planning Board Chair on July 101', the existing regulations and density in the rural <br /> buffer are the factors that create the pattern of subdivision design. Although this <br /> pattern may not match the community interest at this time, it is nonetheless the land <br /> use property rights of the owner to develop in this manner. The rural buffer density <br /> and lot size is under discussion as part of the Comprehensive Plan review. The <br /> results of a new land development pattern will likely be a hybrid of elected boards, <br /> property owners, community interests, and planning concepts. <br /> If you have any questions, please call me.
