6
• Housing adults with I/DD at income levels of 30% AMI and below and therefore increasing
the housing stock for individuals with I/DD, which is a population that experiences significant
deficiencies when it comes to affordable housing units. The majority of individuals with I/DD
have SSI as their main income source which is currently around 20% of AMI.
FUNDING REQUEST
Of the total acquisition cost of approximately $960,000 for the Phase 1 duplexes, this project has
been awarded $569,000 from the NCHFA Supportive Housing Development Loan Program. The
Town of Chapel Hill has committed a forgivable loan in the amount of$185,000. HOPE NC will
provide $106,000 of the project funding. We have a capital campaign underway in the form of
unsecured loans at below-market interest rates. So far, donors have committed $90,000; any
remaining balance will be funded through HOPE NC's cash reserves, as committed in a recent board
resolution. With $860,000 of funding secured, we are seeking funding for the remaining $100,000
for the closing in May 2026.
Alliance Health has been a fantastic and generous partner in HOPE NC's Grosvenor Garden project,
and we would welcome the opportunity to expand our relationship to Weavers Grove. Each 2-
bedroom unit will be leased to two adults with I/DD. With Alliance's support of$100,000, or$50,000
per unit, we would set aside 2 units serving 4 Alliance consumers with I/DD. We welcome the
ongoing participation of Alliance Health in HOPE NC's mission to expand affordable, inclusive
housing options for adults with I/DD in the state of North Carolina.
