Staff Comment: The Planning Board will review the Preliminary Plat at its regular <br /> meeting May 6, 2026. <br /> • Fifth Action — The BOCC reviews and take action on the Preliminary Plat <br /> application. <br /> • Sixth Action — Once all construction activities have been completed, or appropriate <br /> performance guarantees have been approved, the Planning Director shall take <br /> action on an application solely to affirm conformity with all applicable regulations <br /> and established conditions and approve the recordation of a Final Plat, per UDO <br /> Section 2.15.4, allowing for the individual lots to be created. <br /> Proposal <br /> The petitioner has submitted a Major Subdivision Preliminary Plat application proposing to develop <br /> 43 single-family residential lots with approximately 57.66% (35.24 acres) of dedicated Common <br /> Open Space, consistent with the applicable site-specific plan for this Conditional Zoning District. The <br /> Preliminary Plat is contained in Attachment 1. <br /> FINANCIAL IMPACT: This request has been reviewed by various County departments who <br /> have determined that the approval of the request would not create the need for additional <br /> funding for the provision of County services. <br /> RECOMMENDATION: The Planning Director recommends the Board: <br /> 1. Receive the Preliminary Plat application, and <br /> 2. Recommend approval of the Preliminary Plat to the BOCC, as submitted. <br />
