23 <br /> GAR <br /> iAssociates <br /> Revaluation <br /> A revaluation is the process of determining the current market value of all taxable <br /> properties in a municipality. Included in this process is the physical review of all <br /> land, property, and improvements. The basic objective of a revaluation is to <br /> achieve an equitable assessment so that each property bears only its fair share of <br /> the property tax burden. <br /> GAR offers full revaluation services from start to finish as well as modified <br /> programs to fit the individual needs of each community. We are highly <br /> experienced in helping municipalities and counties through all the phases of a total <br /> or partial revaluation including meeting with government authority to explain need <br /> and expectations, meeting with civic organizations and the public before <br /> announcement notices are issued, providing expert testimony, educating, and <br /> training of staff, boards and public. <br /> Assessment Maintenance <br /> When there are significant changes to the taxable property, the assessor will <br /> establish market value of the property. These changes include new buildings, <br /> major improvements, existing buildings, or a significant change in land use. This <br /> annual adjustment to the assessed value of the property is referred to as annual <br /> "Maintenance".
