He noted that the most useful examples came from the Midwest, New England, <br /> and Mid-Atlantic regions rather than west of the Mississippi River. He mentioned examples in North <br /> Carolina from Chatham and Durham counties, with Hard Scrabble Plantation being a notable Durham <br /> example. <br /> Councilmember Sean Ewing asked about the municipal transition areas on the map. <br /> Cy Stober said those areas are specific to the Joint Planning Agreement (JPA) with Carrboro and <br /> Chapel Hill, related to the rural buffer and Carrboro's infill goals. <br /> Councilmember Jonathan White asked about countywide growth trends. <br /> Cy Stober said Mebane constitutes just under 20%, Chapel Hill 60%, Hillsborough is 15-20%, and <br /> Carrboro 2%. He said Mebane represents single-family housing approvals,whereas multifamily housing is <br /> dominant in Chapel Hill/Carrboro. <br /> Vice-Chair Fowler asked if Mebane City Council has any comments. <br /> Mayor Hooks described a recent development that seemed similar to a conservation subdivision <br /> that the Mebane City Council denied because the surrounding neighbors wanted larger lots. He asked for <br /> clarification on whether the Board would like to see more dense development. <br />
