ERM and OCAC Amendment One to Lease on Suite 17A & 17B 2 <br /> <br />3. ADDITIONAL RENT. Paragraph 6 of the lease entitled Additional <br />Rent and Exhibit D are amended to increase the cap on the Operating Expense <br />Differential. The Cap on the operating expense differential will increase by 2.5% per year <br />during the extended term. <br />4. MISCELLANEOUS. Except as modified herein, the terms and conditions <br />of the Lease are hereby ratified and affirmed. The Lease as modified by this Amendment, <br />represents the entire agreement between the parties and supersedes any and all prior <br />agreements, whether oral or written.
