4 <br /> 3. ADDITIONAL RENT. Paragraph 6 of the lease entitled Additional <br /> Rent and Exhibit D are amended to increase the cap on the Operating Expense <br /> Differential. The Cap on the operating expense differential will increase by 2.5% per year <br /> during the extended term. <br /> 4. MISCELLANEOUS. Except as modified herein, the terms and conditions <br /> of the Lease are hereby ratified and affirmed. The Lease as modified by this Amendment, <br /> represents the entire agreement between the parties and supersedes any and all prior <br /> agreements, whether oral or written.
