The appellant provided a nearby tract,PIN 9874340912, as an equity comparable. The <br /> appellant also submitted a GIS aerial photo and a document discussing the limitations of <br /> development for a property that's in a floodplain. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 3.50-acre tract improved with a shed and located at 210 Burnside <br /> Drive in Hillsborough. County staff visited the subject property for physical verification and <br /> reviewed the appellant's supporting documentation, including the equity comparable located at <br /> 230 Burnside Drive. This comparable is significantly larger than the subject and is an exempt <br /> property owned by the Archaeological Conservancy. As an exempt parcel, it carries a land <br /> adjustment of-99%. <br /> • Staff also reviewed the subject's property record card and a sales analysis of recently sold <br /> vacant lots within the subject's neighborhood. The subject property already reflects a-90% <br /> land adjustment,which accounts for floodplain and irregular shape issues that significantly <br /> impact the utility of the tract.
