The property's location offers significant advantages for <br /> students attending UNC and for rental purposes. Because of these benefits, it is recommended <br /> that the land value classified as commercial acreage remain unchanged, as it appropriately <br /> reflects an income-producing property. The improved building structure on the parcel had <br /> previously been categorized as a multifamily apartment building. Based on current information <br /> indicating that the structure can house four or fewer dwelling units, it is recommended that the <br /> building classification be updated to a Two to Four Family Residential Building.A new sketch <br /> and updated building details have been prepared in Test AP5, supporting a recommended <br /> building value of$301,900. <br /> • The two comparable sales cited in the appellant's summary(301 N. Columbia and 204 <br /> McCauley Street) are not valid comparables for the 2025 revaluation,as both transactions <br /> occurred after January 1, 2025.
