The property is a <br /> residential duplex built in 1983 and contains 2,648 square feet of living area. <br /> • The documentation submitted by the appellant suggests valuing the subject property <br /> collectively with nine other properties as an apartment property and assigning a pro-rata value <br /> to each property based on the $2,450,500 total indication of value from the income approach. <br /> However, the ten properties are all single duplexes on individual lots and have the capacity to <br /> be bought and sold separately as individual parcels. For this reason, each parcel is valued <br /> independently based on their individual property characteristics. <br /> • County staff conducted an analysis of the subject property and comparable duplex sales.
