Article 7: Subdivis4a <br /> Section 7.13: Specifications for Plat Drawings <br /> (B) A precise description of the extent to which the proposed modifications depart from the <br /> standard requirements of the applicable zoning district and the reasons for such <br /> departures. <br /> (C) The location, type, and area of the Common Open Space, as well as the amount and <br /> function of the Common Open Space in terms of densities and dwelling types proposed. <br /> (D) Written site analysis accompanied by an illustrative site map, which identifies the <br /> following: <br /> (1) Slopes 7'/2- 15%, <br /> (2) Slopes 15% and greater, <br /> (3) Existing vegetation, <br /> (4) Significant stands of trees, <br /> (5) Significant examples of a particular species of tree occurring in a native stand <br /> and specimen trees, <br /> (6) Drainage and waterways, <br /> (7) Special flood hazard areas, <br /> (8) Significant rock outcroppings, <br /> (9) Significant scenic vistas, <br /> (10) Soils with limitations for on-site wastewater systems and building development, <br /> (11) The manner in which the plan makes adequate provision for water and <br /> wastewater treatment, and <br /> (12) The relationship of the plan to the physical environment, the neighborhood in <br /> which it is proposed to be established, and the intent of the provisions providing <br /> for the establishment of a cluster subdivision. <br /> SECTION • • ' PLAT DRAWINGS <br /> The requirements of this Section shall apply to the format of drawings. <br /> 7.13.1 Minor Subdivisions <br /> (A) Concept PlanPreliminary Plat <br /> The required Concept PIA^Preliminary Plat for Minor Subdivisions consists of: <br /> (1) A scaled copy of a current Orange County GIS Map for the property denoting its <br /> current orientation and layout. This map may be obtained from the Planning <br /> Department for a fee in accordance with the adopted fee schedule and shall <br /> contain at a minimum the following information: <br /> (a) Contour lines, <br /> (b) Soils, <br /> (c) Water features, and <br /> (d) Any known easements. <br /> (2) A scaled drawing in black ink or pencil detailing the proposed division of property <br /> including, but not limited to, the following: <br /> (a) The scale of the drawing, <br /> (b) A north arrow, <br /> (c) The date of preparation, <br /> Orange County, North Carolina—Unified Development Ordinance Page 7-59 <br />
