Is <br /> 185 there any follow up on his discussions and what he presented? <br /> 186 <br /> 187 Perdita Holtz: Well, he just presented the Friday before Thanksgiving so there really has not been yet, but I am <br /> 188 sure we are going to be hearing from commissioners as we,you know,what they thought about <br /> 189 that, and what we might incorporate in Orange County. I mean, it is worth noting that Orange <br /> 190 County's flexible development standards are pretty similar to what Randall Arendt talked about. <br /> 191 You know,the big differences are that Randall Arendt has, I should tell you flexible developments <br /> 192 were based on something Randall Arendt used to espouse 25 years ago,and so he now <br /> 193 espouses something slightly different and something that preserves even more open space with <br /> 194 even smaller lots. So, I mean you are still getting the same density, you are getting the overall <br /> 195 number of houses being the same, they are on smaller lots and you are preserving 50 percent of <br /> 196 the parcel. You know, in Orange County it is pretty much a 33 percent minimum open space <br /> 197 preservation requirement. There are differences in how Orange County counts some unbuildable <br /> 198 lands as open space. There are reasons for that. You know, private well and septic are big <br /> 199 issues in the development here and a lot of what Randall talked about and even espoused 20 <br /> 200 years ago kind of assumed that it was public water and sewer, and it makes huge differences in <br /> 201 the type of development you are going to get if you have public water and sewer versus private <br /> 202 well and septic, even if it is a community septic system, there are still differences. <br /> 203 <br /> 204 Statler Gilfillen: Is there an expectation that we may be doing some things and that he may be back down here <br /> 205 again? <br /> 206 <br /> 207 Perdita Holtz: At this point we do not know, Statler. <br /> 208 <br /> 209 Statler Gilfillen: Okay.
