Given features of the lot, its small <br /> size, its positioning of the former septic drainage of the house to the west, and steep slope,we <br /> do not anticipate that a new house meeting modern standards could be built on the property, <br /> especially given that a house to our east has built into the set-back on their property; hence,the <br /> newly increased property value seems very out of line with neighboring properties. The house <br /> itself is typical of the 1970s,with small bedrooms (3)and two very small bathrooms(2). The <br /> kitchen and bathrooms need renovation. We understand that property values have increased, <br /> but it is clearly excessive to go from$778,000 in 2021 to $1,385,200 in 2025 - an increase of <br /> 78%and much larger than the average increase of 46% for Chapel Hill. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 2,802 square foot single family home with 3 bedrooms and 2 baths <br /> built in 1977 on a.46-acre lot on E.
