This amount was derived <br /> from a prior inspection of the subject property as part of a former PTC appeal when the <br /> property was owned by GE and the more recent 2020 warehouse and two-story office addition <br /> by ABB. Upon architectural plans as well as physical measurement of the facility, it was <br /> determined that the property has 552,964 square feet of gross building area. As a result of the <br /> remeasurement, the County has consolidated the former 19 building section cards into 9 cards <br /> as well as adding a canopy,paving, and office and storage mezzanines and updating effective <br /> year built for the various improvements. <br /> • Attached are our commercial appraiser consultant's comparable industrial sales. The indicated <br /> value from these sales is $65 per square foot, and when applied to the subject property yields a <br /> value of$35,942,660.
