We need to remove trees, grade, and build a driveway <br /> through the parcel. None of this work has taken place to date, so there is no reason for the <br /> parcel to double in value on a sale within the past six months. <br /> Evidence submitted by the county representative: <br /> • The subject is a.26-acre vacant tract that was formerly recorded as a public easement and <br /> owned by Orange County. Per Orange County Deed Book 6879,page 2280,the parcel <br /> transferred after the January 1,2025,revaluation date in May 2025 for$5,000. The parcel was <br /> a surplus parcel no longer needed by Orange County and offered for sale to the property owner. <br /> For 2025,the parcel was valued on the AC-9 land valuation method with a base price of <br /> $105,000 and adjusted down-75%for its overall utility. Size of the parcel is considered in the <br /> AC-9 valuation model.
