The owner claims that they had assurances of sewer service from the Town that
were then withdrawn with no actionable timeline on when sewer service will be available.
• The property was assessed assuming that it could be developed in line with permitted uses that
require sewer service. The appellant has presented an appraisal from May 2025 that values the
property based on the current limitations at$712,000. Given the uncertainty surrounding the
future development of this parcel, the County recommends changing the current -15%market
adjustment on the parcel to -58%development adjustment which would reduce the current
valuation to $705,600. Should the issue surrounding the subject become resolved and sewer
made available during this revaluation cycle, the value would revert to the current assessment.
• GIS Map of Subject
• Current Property Record Card of Subject
• Proposed Property Record Card of Subject
Motion of the Board Accept Coun 's Proposed Value: $705,600
Made the motion Richal Vanhook
Seconded the motion Saru Salvi
Voted For All BOER Members
Voted Against
Chair of the B iuSigned by:
Leon Meyers
1/1/2026
Recording Secretary:
