That the easement area of the driveway is detrimental to value. The easement was adjusted <br /> for at-33%when the property was assessed. The overall footprint impact of the easement is <br /> closer to 45%on this site,but the easement area does have some advantages to the site in terms <br /> of FAR calculations and it doesn't have any setbacks. Since it is the owner's own easement, <br /> they can probably use the area for various things like laydown as well. <br /> 2.) The overall assessment rate is too high per acre. There is no evidence here. This 1.76-acre <br /> 76,666 square foot property is assessed at$2.57/SF. The last two lot sales in Millstone <br /> transacted at$4.84/SF and$2.47/SF,with the most recent 1.02-acre lot that sold in July 2024 <br /> selling for$215,000. <br /> • It's worth noting that this lot is one of the flattest ones in Millstone. Also, he could have <br /> placed the driveway for 2219 Leah Drive on the 2219 Leah Drive lot. Since he placed it on the <br /> 2215 lot,there must have been some value to doing that.
