He said larger or longer infrastructure may be required to get the water <br /> transferred to the common features, which could drive prices up. Opportunity for BOCC to influence system characteristics <br /> Tony Whitaker presented his subjective views on community system advantages, <br /> including efficient land and resource use, better neighborhood design potential, clustered lots, <br /> professional management requirements, and opportunities for the county to influence system <br /> design and impose conditions. <br /> Commissioner Fowler asked if the Board members should be concerned if the dispersal <br /> field looks like it takes up a large part of the lot in a project that comes before them. <br /> Tony Whitaker said if there isn't an individual well on the lot, there is more flexibility to have <br /> a dispersal system if there is good soil. He said if there isn't good soil, it may not work well. <br /> Cy Stober said the lots that came up at the most recent public hearing, which <br /> Commissioner Fowler was referencing, had limitations on any additions or accessory structures <br /> being constructed on those lots because they're either the drain field or the repair area. He said <br /> those homeowners would be limited to improving their private property because the land is <br /> consumed by the drain field or the repair area. <br /> Tony Whitaker said procedurally, community systems provide an opportunity for the Board <br /> to influence system design and impose conditions that would not be possible for individual <br /> systems. <br />
