Three of the <br /> comparables sold after the reappraisal date of January 1, 2025, and therefore could not be <br /> considered. The remaining two comparables sold in 2024 and were included in the County's <br /> sales analysis. With regard to the lack of updates,the subject's effective year built is already set <br /> to the actual year built of 2004. <br /> • After review, County staff recommends applying a construction modifier of 0.95, which <br /> reduces the assessment to $328,300.
