The appellant also provided a fee appraisal <br /> with an effective date of July 29,2025, and an opinion of value of$832,000. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 10.03-acre tract improved with a 3,385-square-foot single-family <br /> dwelling located at 418 Trotting Trail in Efland. The appellant submitted a fee appraisal with <br /> an effective date of July 29,2025, indicating an opinion of value of$832,000. The appellant <br /> also provided supporting data from Doorify and Redfin, along with four comparable sales from <br /> Zillow.com. <br /> • County staff reviewed the appellant's supporting documentation and conducted an independent <br /> sales analysis of properties within the subject's neighborhood.
