A most recent offer price <br /> was—$86,000. <br /> • This is a completely raw lot without electricity and water. <br /> Evidence submitted by the county representative: <br /> • The subject property consists of 7.23 acres of vacant land located on Dairyland Road near <br /> Rocky Ridge Road. The property is currently assessed with a—20 adjustment for two <br /> easements, and no structures are present. <br /> • A comparable sales report included two neighborhood sales; however,both of those properties <br /> contain structures. To provide a more accurate analysis, four additional qualified vacant-land <br /> comparable sales—each located within two miles of the subject property—were selected and <br /> reviewed. <br /> • Based on these six comparables and the rationale for their selection,the current assessed value <br /> of the subject property is well supported.
