The recently <br /> assessed market value of$552,300 does not reflect the true market value of the property based <br /> on both past appraisals and current market conditions. Over the past several years,the <br /> appraised value of our property has remained relatively consistent with market trends. Based <br /> on that history and the current housing market,we believe a more accurate current market <br /> value is approximately$400,000. In addition,the local housing market has experienced a <br /> noticeable decline. This downward trend in property sales,the sharp increase in the appraised <br /> value, and the resulting rise in property taxes would place a significant financial burden on us. <br /> We respectfully request that your office re-evaluate the assessed value of our property. Please <br /> let me know if any additional documentation is needed to support my appeal. The home was built in 2000 <br /> and contains 2,512 square feet of living area. <br /> • County staff conducted a sales analysis of properties within the subject's neighborhood. The <br /> reviewed sales data indicates that the subject property's current assessed value falls within the <br /> market-supported range for similar homes in NBC 7908.
