County staff conducted an on-site
inspection to obtain photos and reviewed the documentation submitted with the appellant's
2025 informal appeal. After completing this review, County staff recommends the following
adjustments:
- Reduce grade from C-10 to D+5
- Reduce Effective Year Built to the actual year built
- Reduce bedroom count from 4 bedrooms to 3
- Change Condition from Average to Fair
- Apply 20%physical depreciation
• Additionally, the subject's lot value was reviewed as part of a BOER-ordered neighborhood
analysis performed by Tanner Valuation Group. That analysis resulted in a reduction of
neighborhood lot values from $250,000 to$225,000, and this revised land rate has been
applied to the subject parcel.
• County staff also analyzed the two sales comparables submitted by the appellant. The subject's
price per square foot is significantly lower than both comparables, which appropriately reflects
the lack of updates, and the condition-related issues present in the dwelling.
• After inspection and review, County staff recommends a revised assessed value of$284,700
for the subject property.
• Photo of Subject
• GIS Map
• Sales Analysis
