In analyzing the appellant's provided sales, it is unclear how the appellant's <br /> estimated value of$80,000 or$9,445 per acre was determined. The appellant's lowest valued <br /> comp of 10 acres at$98,000 or$9,800 an acre has no road frontage and is adjusted downward <br /> 20%for access. Similarly, the next most similar sized comp of 5.21 acres is valued at$13,743 <br /> an acre but also does not have road frontage and is accessed by a private access/utility <br /> easement. The two other comparables, a 2.72-acre and a 22.81- acre parcel were not <br /> considered because of their significant size differences. <br /> • Upon review, the County does recognize that the subject has somewhat of an unusual shape <br /> and a creek running through the front of the site,both of which are hindrances to development. <br /> For this reason,the County recommends applying a-25%market adjustment to the property to <br /> account for its shape and the creek influence which would reduce the overall valuation of the <br /> subject to $107,200 or$12,656 per acre. <br /> • GIS Map <br /> • Current Property Record Card <br /> • Proposed Property Record Card <br /> Motion of the Board Accept Count 's Proposed Value: $107,600 <br /> Made the motion Saru Salvi <br /> Seconded the motion Richal Vanhook <br />
