The <br /> lot also has a drainage easement, making the buildable area even smaller. <br /> • An unsolicited buyer has offered to purchase the lot at 105 Bolton Place for$193,000. <br /> • A similar vacant lot at 105 Oldham Place was put up for sale in May 2025 for$200,000. The <br /> lot sold for$160,000 on November 14, 2025. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 0.27-acre unimproved lot in the Ironwoods neighborhood. The <br /> appellants own and reside on the adjacent property. <br /> • A county appraiser conducted a site review of the property on 12/3/2025 to take photographs <br /> and check the drainage easement. <br /> • Appraiser observations and recommendations: <br /> 1. LAND VALUE: A A0%adjustment should be applied to account for the drainage <br /> easement and for the lot being smaller than average for the Ironwoods neighborhood. <br /> 2. SALES ANALYSIS: An extraction analysis of six sales in Ironwoods justifies the <br /> valuation of$300,000 per lot. The analysis yielded an average land value of$304,950 <br /> and a median of$313,300. <br /> • Regarding the sale of 105 Oldham Place,the sale occurred after the revaluation date of <br /> l/l/2025 and should not be considered for equity reasons.
