The appellant's basis for reduction is: <br /> 1. Comparison value of price per square foot with comparable located at 475 Martin Madden <br /> Way. <br /> 2. Current property on the market <br /> • No additional evidence(e.g., photos, repair bids, fee appraisal)were provided. <br /> Evidence submitted by the county representative: <br /> • The Comper report attached includes the only sale in NBC 7985 during the 4-year qualification <br /> time period and is the appellant's sole evidence. The comparable was built one year prior to <br /> the subject which affects the depreciation percentage and therefore the value per square foot. <br /> Additionally open porches vs decks vs screen porches affect the square foot values as do <br /> number of fireplaces and bathrooms. The remaining cost factors were applied equitably per the <br /> approved County Schedule of Values to determine the value per square foot. <br /> • Homes currently on the market are not evidence of the market value as of 1/l/2025. <br /> • Due to a lack of further evidence provided by the Appellant,the County recommends no <br /> change in the current assessed value of$1,993,600. <br /> 1.
