None of the properties provided by the appellant were qualified sales, and <br /> therefore could not be considered for valuation purposes. <br /> • County Analysis <br /> o County staff analyzed the subject's Property Record Card along with a sales analysis of <br /> vacant lots within the subject's neighborhood. During this review, staff observed that the <br /> single-wide manufactured home is straddling the property line,which has a negative <br /> impact on marketability and usability of the subject lot. <br /> o To account for this encroachment, staff recommends applying an additional -5% <br /> adjustment to the lot value.
