No <br /> supporting documentation was provided with this appeal. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 5.61-acre tract improved with a 2,688-square-foot single-family <br /> dwelling, located at 7823 Dairy Ridge Road in Mebane. Per the appellant's request, County <br /> staff were unable to conduct a physical inspection of the property. <br /> • County staff reviewed a sales report and identified one comparable sale within the subject's <br /> neighborhood: 7809 Dairy Ridge Road. This property sold in March 2021,which is close to the <br /> date of the last countywide reappraisal. The sales price of this comparable was $420,000, and <br /> its current assessed value is $573,000an increase of 36%. This assessed value reflects <br /> trending for both the time elapsed since the sale and the strong market appreciation that has <br /> occurred since March of 2021.
