The <br /> interior showed no updates since construction,with cracks in the drywall,torn carpet, leaking <br /> and fogged windows, and overall deferred maintenance. The exterior exhibited brick separation <br /> from the slab, rotted windowpanes, and a deteriorated rear privacy fence. <br /> • The lot currently carries a-5%adjustment for proximity to the nearby hotel. However, <br /> wastewater runoff affecting the right side of the property has likely contributed to foundation <br /> problems. <br /> • County staff also reviewed a sales analysis of recently sold units within the subject's <br /> neighborhood. The price per square foot of these sales exceeds the value per square foot of the <br /> subject property, as all comparable units have been extensively renovated and do not exhibit <br /> the physical issues observed for the subject.
